Air Duct Cleaning FAQ — Orlando, FL
Common questions from homeowners in Orlando and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
How often do Orlando ducts actually need cleaning?
Every three to five years covers most homes here, and that assumes a decent filter changed on schedule. Our cooling season runs March through November, so a system in interior Orange County logs eight or nine months of runtime a year instead of the four or five a northern house sees. That much air moving through a duct carries that much more dust into it. If you've had renovation work, a pest problem, heavy pet traffic, or you just bought the place and don't know its history, move it up.

Walk me through what you actually do when you get here.
First we open the air handler and look, then pull a register or two so you can see what we see. From there we seal the supply and return trunks to a negative-pressure vacuum, then run rotary brushes and compressed-air whips down each branch so the debris travels toward the vacuum instead of into your living room. Registers and grilles come off and get washed separately. We finish at the blower compartment and coil face, since a clean duct feeding a dirty blower wheel undoes the whole job.

How much of my day does this take?
A single-system concrete block ranch in the south or east part of town usually runs three to four hours. The 1990s–2020s stucco-over-block two-stories in the outer suburbs often carry two systems and twenty-plus supplies, which pushes it past five hours or into a second visit. Older bungalows near downtown and Winter Park are smaller but sometimes have retrofit ductwork in tight spots, and that slows things down. We give you a time window when we see the house, not before.

Why do two houses on the same street get different numbers?
Count of supply runs is the biggest driver, followed by how many air handlers are feeding them. Attic access matters a lot in Orlando because almost everything is slab-on-grade with no crawlspace, so the supply trunks sit up in a vented attic that hits 130°F-plus in July. A tight scuttle hole, low trusses, or flex duct buried under blown-in insulation means more time and more labor. Flex versus sheet metal changes the method too, and so does whether the blower wheel and coil need separate attention. We look at all of that in person and tell you the number before anything gets touched.

Do you move furniture, and how messy does this get?
We'll slide a chair or a nightstand off a floor register ourselves. Anything heavy, fragile, or electronic we'd rather you handle before we arrive, or we work around it. Drop cloths go under every register we pull, and the vacuum stays under negative pressure the entire time so dust heads into the collection unit rather than your rooms. The attic portion is where the real grime lives, and that stays in the attic.

How do I know whether it's the dryer vent or the HVAC?
Look at where the symptom shows up. Clothes taking two cycles, a hot laundry room, or a burning lint smell point at the dryer vent, which is its own duct with its own exterior termination. Weak airflow at bedroom registers, dust settling a day after you wipe, or musty air when the system kicks on points at the HVAC side. In many Orlando homes the dryer run goes up through the attic and across to a roof or soffit cap, and that long horizontal path packs with lint fast. We clean both, and we can check both on one visit.

Suppose there's mold growing in there. Then what?
We stop and show you, with photos if it's somewhere you can't reach. Central Florida gives mold what it needs: 50-plus inches of rain, daily convective thunderstorms June through September, and no coastal breeze to clear humid air out of interior Orange County. Surface growth on a coil, in a drain pan, or on a few feet of insulated flex is something we treat and clean. Widespread growth through porous liner is a remediation job and we'll say so plainly instead of selling you a fogging treatment that hides it. We also look for the moisture source, because killing the growth without fixing the cause just resets the clock.

Will you put in a new filter while you're there?
Yes. We carry common sizes and swap it as part of the job, and if yours is an odd size we'll tell you exactly what to buy. A fresh filter after a cleaning matters, because the old one is loaded with what we just disturbed. We'll also flag a filter rack that doesn't seal, since air slipping around the edges is a common reason ducts load back up quickly. Works the same whether you're running Carrier, Trane, Lennox, Goodman, Rheem, or American Standard.

Any shot at getting a truck out here before the day's over?
Often, yes. We hold slots open for same-day work, and we're local, so we're not driving in from another county. Afternoon thunderstorms in summer can shift attic work around, since nobody should be up there during lightning. Call early and we'll tell you straight whether today is realistic or whether tomorrow morning is the honest answer.

Where do you work?
Orlando and the surrounding Central Florida communities, with most of our volume in interior Orange County. That covers the 1920s–50s bungalows near downtown and Winter Park, the 1960s–80s concrete block ranch tracts across the south and east, and the newer stucco-over-block subdivisions out toward the edges. The flat sandy terrain and the chain of lakes keep drive times short across most of the metro, so scheduling is usually flexible. If you're not sure you're in range, tell us your cross streets and we'll answer on the phone.
